Superior to the subject property, this comparable has one additional bathroom, a slightly larger frontage on a reverse pie shaped lot & a 2 car garage, however both properties have similar square footage. Additionally, this comparable has a finished basement apartment with a separate entrance. Interestingly enough, this comparable appears to be another investor’s flip, as the property was purchased in April for $1 million and sold 6 months later. After making the appropriate adjustments, completing the recommended renovations and adding a basement apartment, we believe the subject property would sell for $1,325,000 on the MLS.
